The redNet Property Group offers preparing analyses and reports on the real estate market. The research studies already carried out serve as a basis for presenting the investor with a sales strategy for the project and its development plan.

I. Preparation of the Investment

Stage 1 – Purchasing Land

redNet24 offers the preparation of analyses and reports on the real estate market. Very often such analyses constitute the first phase of works, which after making a decision on carrying out the investment are extended to include the Preparation of the Project, Marketing Activities and Sales and Marketing. Such research studies serve as a basis for presenting the investor with the Sales Strategy for the project and its development plan. During the investment preparation process we offer the following analyses:

  • Analyses of plots intended for purchase or development by the investor
  • Description of the situation on the local housing market, demand and supply ratio, presentation of competitive investments in the form of a digital map
  • Expert opinion regarding the plot

Stage 2 – Preparation of the Project

redNet24 offers consultation services as regards choosing the right architectural conception by identifying the strong and weak points of the project and issuing an opinion regarding the structure of the apartments. Our company prepares the following documentation:

  • Expert opinion regarding the project
  • Analysis of the location, taking into account the nature of the planned development
  • Assessment of the scale and a description of the competition in the vicinity of the planned investment
  • SWOT analysis of the investment
  • Analysis of apartments (number of rooms, size) being in demand in the nearest area, confronted with the occurring supply for competitive investments

Stage 3 – Preparation of Price Lists

II. Sales Service

Distribution

The Agency will commence the sales of the apartment project in its Sales Office. It will be responsible for organizing and running the sales office. If necessary, an additional sales office can be set up on the construction site.

Sales Team

In the initial phase the appointed apartment project team will consist of a specific number of agents, depending on the scale of the project and the investor’s needs. The team will comprise young people, educated in the field of the real estate market, with several years’ experience in selling apartments, as well as those who successfully pass the sales test. Prior to the test a training covering the following areas, as agreed upon with the investor, will be held:

  • Project (land ownership, stage of development, technical solutions)
  • Product (ability to read architectural and installation plans)
  • Methods of investment financing
  • Localization (means of transport, distance from crucial infrastructural points)
  • Familiarity with the preliminary contract along with the appendices

After concluding the preparation phase of the apartment project, these persons will comprise an apartment sales team. The team’s work will be supervised by a team leader responsible for the operation of the sales department and carrying out given tasks. The team leader will be responsible for organizing a series of trainings focused on consolidating previously acquired knowledge as well as improving sales techniques and office procedures.

Contracts

Drawing up preliminary contracts or reservation contracts on given products (apartments, commercial premises, parking spaces), according to the guidelines of the Office of Competition and Consumer Protection, Consumer Ombudsman, Polish Association of Developers and such that will secure the Investor’s interest. Drawing up appendices, such as:

  • Land development plan
  • Project plan
  • Standard of completion

Entering into cooperation with a notary’s office in relation to concluding preliminary contracts in the form of notarial deeds along with claim entries and in relation to sales contracts. Negotiating favorable financial conditions and flexibility with regard to the place and time of the signed documents.

Sales Procedure

For the sale of new apartment projects redNet24 Real Estate Agency intends to use its own instruments which constitute a new approach towards managing developer projects. This system offers comprehensive technological and business solutions responding to the investor’s needs. The system comprises 4 modules: budget supervision, sales and marketing, finances and tenant services.

Consultations for developing a sales strategy for raising apartment prices over time

Unless the developer decides to execute sales and marketing activities on his own behalf, we offer services which allow to raise real estate prices to their highest level. In this case we divide the sales of all apartments into stages. This situation results from the following two reasons:

  • We can influence the supply for apartments to a higher degree and try to sell the less attractive ones from the very beginning
  • We can control the price of each flat in a way which allows to maximize the profit (when the supply for a particular type of apartment increases we raise its price).

The later stages of the sales will “overlap”, that is the sales of the subsequent stage will begin not at the point of selling all the apartments from the previous stage, but when there are not many left. This way sales remain smooth and customers do not need to “keep their fingers on the pulse” to purchase the flat of their choice. This solution ensures a constant interest in the project. In this event we require the developer to:

  • Give updates on real estate up for sale, if the developer whishes redNet to acquire customers for it,
  • Update redNet on prices, carried out promotional campaigns concerning real estate put up for sale,
  • Provide informational materials and other that may be crucial for the customers interested in purchasing the real estate from the developer,
  • Inform about any and all concluded and unconcluded contracts/agreements with customers whose data was acquired.

In this event our commission for recommendations and supervision over the performance of tasks leading to this goal would have been dependant on the difference between the prices suggested by the developer and our suggested price.
